Although this community meeting (pictured) was yesterday and it's City of Petoskey-centric, ERG thinks the information is worth a mention.
Here's the background regarding the possible amendment to height restrictions in the B-3a Commercial District.
From the article: "The primary goal of this change would be to allow for more freedom for future development of hotels. Included in this zone is the former site of the America's Best Value Inn at 1300 Spring St., which burned down in 2019 and has not yet been slated for redevelopment. Also in this district is the Apple Tree Inn, which already has four floors, which it likely had before the current zoning went into effect."
If you lean preservationist, consider contacting this group and find out when the Petoskey City Council will be discussing the issue further and/or voting on the change.
